GOING GREN IS NOT JUST A HOBBY FOR CALIFORNIA GOVERNOR JERRY BROW.  THE LAWMAKER RECENTLY PLEDGED TO CRUSH THE OPPOSITION IN HIS BID TO MAKE THE STATE GREENER AND MORE ENERGY EFFICIENT BY 2020, ACCORDING TO THE NEW YORK TIMES.

A LARGE PORTION OF BROWN'S EFFORTS ARE FOCUSED O USING SOLAR ENERGY.  HARNESSING THE SUN'S POWER IN A STATE WHERE SUNNY DAYS ARE ABUNDANT CAN HELP HOMEOWNERS TO LOWER THEIR HOME ACCORDING TO THE UNIVERSITY OF CALIFORNIA, LOS ANGELES,  WHERE BROWN RECENTLY HOSTED A TWO-DAY EVENT TO DISCUSS HIS ECO-FRIENDLY AGENDA.

"WHATEVER AMOUNT OF OIL THEY HAVE IN TEXAS, WE HAVE A HELL OF A LOT MORE SUN RIGHT HERE IN CALIFORNIA.  THE SUN IS MORE ABUNDANT, MORE POWERFUL ADN CAPABLE OF GENERATING MORE POWER," SAID BROWN.

THE INITIATIVE IS BENEFITTING MANY STATE RESIDENTS IN THE FORM OF REDUCED HOME ENERGY COSTS AND INCREASED JOBS.  BETWEEN GREEN HOME BUILDING AND ENERGY EFFICIENT HOUSE INSTALLATIONS, THE MARKET FOR SOLAR ENERGY AND THE LIKE IS BOOMING IN THE STATE, ACCORDING TO EARTH TECHLING.

HOMEOWNERS WHO WANT TO ADD THE COST-EFFECTIVE INSTALLATIONS TO THEIR HOME MAY EVEN BE ABLE TO TAKE ADVANTAGE OF FINANCING OPTIONS AND TAX INCENTIVES CREATED TO PROMOTE THE GREEN TECHNOLOGY.

4/2/2011  Tax Time! I am not looking forward to this year tax Time.  It won't be a refund to buy that Malibu Property I dream about or the Topanga Horse Property.  However, because of weekends and holidays your tax return deadline is April 18th instead of the 15th.  If you want an extension simply fill out the Internal Revenue Form 4868.  Done for automatic 6 month extension.  However,you will still pay interest etc.

 

3/23/2011 Rain, and lots of it in Topanga, however, nothing has slid down the hillside.  All the homes up here have held up well from the Villa's to the humble but glorious cottages.  The community speaks for itself we have all walks from the artist's to celebrities.  Topanga is the last piece of country left in Los Angeles.  Geographically located 30 minutes from the city.  Topanga is peaceful, air is clean and people care about you and the environment.  Interested in homes for sale check it out on Topanga homes for sale on my web page.     

4/4/2011   With continue concerns about both the ecomony and housing market, consumers may be tenative moving forward with any home buying plans, says California Association of Realtors,  President Beth Peerce.  Nevertheless, current market conditions and loan rates are at some of the lowest of all time and continue to present attractive opportunties to those who are in a position to buy.

Summer is around the corner and check out the leases in Malibu.  The most expensive is $250,000 per month.  Quite nice.

2/4/2011  This is an interesting article.   Despite the large number of renters across the country.  It is cheaper to buy than rent one in 72% of the 50 largest cities in the US according to Trulia.

1/31/2011: I read an article by Russell Bishop on "Workarounds"  Turning a negative aspect of a complaint into something positive that you and the one complaining can use to make improvements.The complaint must have some degree of validity.  Start with the assumption that there might be something of value in the complaint.  Ask the complainer what they would do. The goal here is to get the person moving to get the issue moving.  Once it is all moving it is alot easier to steer the target.  Arguing leaves you stuck in the complaint with more hurdles to improve.  The very complaint I heard from my client tonight taught me that I need to be more sensitive to perfection. We all see things through different glasses!  I have just stepped up in my expectations!

1/25/2011:   Leases are still hot!  Just closed another lease in Woodland Hills!  Funny thing now leases are getting into multiple offers!  Shocking!  Landlords are picking the top fico score!

1/15/2011:  The one house that was on the market for 5 years in Topanga I sold after having it listed for 6 months. It was challenging to close, however, because I'm Professional, because I'm Experienced, and because I Care I have a very happy seller.

 Lawrence Yun, NAR chief economist, said excellent housing affordability conditions are drawing home buyers. "It is welcoming to see a solid double-digit percentage gain, but activity needs to improve further to reach healthy, sustainable levels. The housing market clearly is in a recovery phase and will be uneven at times, but the improving job market and consequential boost to household formation will help the recovery process going into 2011,"  

The housing market’s troubles haven’t touched homes valued at $10 million or above – which pretty much defines the Malibu beachfront, according to John Karevoll of DataQuick Information Systems, a real estate research firm. And rents reflect that.  I do handle Malibu leases short term and Malibu Summer leases long term. The official realty line is that those who don’t secure a lease by mid-April are likely to lose out on the primo beach neighborhoods of the Malibu Colony, Broad Beach and Carbon Beach, and there seems to be plenty of people ready to pony up more than what average Joes earn in a year for a month of lounging along the gilded coast.
